Hotel and residential complex at Lake Tegernsee
A new development is currently under construction by Lake Tegernsee, featuring a hotel and residential complex with an underground garage, restaurant, and spa area. Hölscher Wasserbau was commissioned to manage the dewatering for the 36,000 m² excavation site.
Idyllic location with challenging geology
This project presents a unique challenge due to an ambitious schedule and complex soil conditions. The subsurface consists of a heterogeneous layering of lake clay and unweathered peat interspersed with gravel layers. Hölscher installed 74 wells reaching depths of up to 12 meters. Additionally, eight external wells were constructed outside the excavation site to prevent the accumulation of groundwater flowing toward Lake Tegernsee, redirecting it around the site and into the lake.

Preserving natural water flow
Eight additional wells were installed outside the excavation to prevent the build-up of groundwater flowing into Lake Tegernsee. These wells redirect the groundwater around the site and directly into the lake, protecting the excavation while maintaining the natural water flow.
Dewatering
For the construction of the hotel and residential complex at Lake Tegernsee, dewatering is ensured by 74 wells. These wells, reaching depths of up to 12 meters, keep the excavation dry despite challenging geological conditions, creating optimal conditions for construction.
Efficient control for minimal groundwater fluctuations
The construction site is enclosed, interrupting the natural run-off from the surrounding mountains. To prevent water build-up that could cause moisture damage to nearby basements, we installed wells outside the excavation. These wells divert the accumulating water around the site and into Lake Tegernsee. The pumps in these wells are regulated to ensure that groundwater levels in the surrounding area only fluctuate minimally. This measure is crucial because many neighbouring buildings are founded on old wooden piles. If these piles dry out, they could suffer severe structural damage, as they would no longer be able to support the weight of the buildings.
